FINAL 2018 LENDING THRESHOLDS

Each year more than a half dozen lending thresholds are published by the federal regulators from mid-summer to the last days of the year.. The thresholds determine coverage for various requirements in the Home Mortgage Disclosure Act, the Truth in Lending Act and the Community Reinvestment Act.

On December 27, 2017 the Consumer Financial Protection Bureau (CFPB) published the final lending thresholds for 2017.

  • The HMDA asset-size exemption threshold was increased from $44 million to $45 million. The final rule is available at: https://www.gpo.gov/fdsys/pkg/FR-2017-12-27/pdf/2017-27879.pdf
  • The Truth in Lending asset-size exemption for certain creditors to qualify for an exemption to the requirement to establish an escrow account for a higher-priced mortgage loan based on the annual percentage change in the average of the Consumer Price Index for Urban Wage Earners and Clerical Workers for the 12- month period ending in November.
